Every private landlord in England must hold valid certificates for their rental properties. Here is what you need, how often, and what happens if you miss a renewal.
Must be carried out by a Gas Safe registered engineer. Landlords must give a copy to existing tenants within 28 days of the check, and to new tenants before they move in. Failure to comply is a criminal offence.
Required for all private rental properties in England since 2020. The report must be carried out by a qualified electrician. Any unsatisfactory findings must be remedied within 28 days. Local authorities can impose fines up to £30,000 for non-compliance.
Required before a property is marketed for let or sale. Since April 2020, all privately rented properties in England must have a minimum E rating. Properties rated F or G cannot legally be let. Fines of up to £5,000 apply.
Houses in Multiple Occupation (HMOs) face additional compliance requirements beyond standard rental properties. If your property is occupied by three or more tenants forming more than one household, it is likely classified as an HMO under the Housing Act 2004.
