Answer a few questions and we'll help identify the appropriate inspections.
Inspection and certification are included. Any remedial work identified during the inspection is not included and will be quoted separately for approval.
A separate inspection and advisory visit, not a certificate bundle. Our Property Health Check gives landlords a complete overview of their property's compliance status, condition and maintenance requirements, helping identify issues before they become costly.
We check what certificates you have, what's missing and what's due for renewal.
A thorough walk-through to spot issues before they become costly repairs.
A clear written summary delivered after the inspection, ready to share with agents or councils.
If additional work is required, we can also arrange:

Every private landlord in England must hold valid certificates for their rental properties. Here is what you need, how often, and what happens if you miss a renewal.
Must be carried out by a Gas Safe registered engineer. Landlords must give a copy to existing tenants within 28 days of the check, and to new tenants before they move in. Failure to comply is a criminal offence.
Required for private rented properties in England. The report must be carried out by a qualified electrician. Any unsatisfactory findings must be remedied within 28 days of the report. Local authorities can impose fines up to £30,000 for non-compliance with remediation notices.
Required before a property is marketed for let or sale. Under the Minimum Energy Efficiency Standards (MEES), most privately rented properties in England must achieve at least an E rating — properties rated F or G generally cannot be let. Fines of up to £5,000 can apply. Certain exemptions exist; check current MEES guidance for your property.
Match the right certificate package to your rental, HMO or portfolio renewal deadline.
Book the core certificates landlords commonly need before marketing or renewing a tenancy: CP12 Gas Safety, EICR electrical report and EPC assessment. Bundle options reduce repeat visits and tenant disruption.

Yes. HMOs often require annual EICR checks rather than every 5 years, depending on your local council's HMO licensing conditions. Check your licence conditions or contact us for guidance.
Yes. Gas Safety and electrical inspections can be coordinated through one booking, and we'll aim to arrange inspections together where possible.
An Energy Performance Certificate is valid for 10 years. Your property must achieve at least an E rating — F and G rated properties cannot legally be let in England.

A landlord compliance certificate is a legal document confirming your rental property meets safety and energy standards. In England, the three main certificates are: the Gas Safety Certificate (CP12) — required annually; the EICR — required every 5 years for standard lets, annually for HMOs; and the EPC — required every 10 years before marketing a property to let. LocationSquare provides all three with clear upfront pricing based on your property details.
